I have been using and recommending small, cheap, personalized postcards since 2008. It has been our best marketing tool for cost effectively generating qualified and motivated seller leads at a low cost. How much does it cost?
After a one-time enrollment and setup fee of $97, we will mail your postcards for 57 cents each (subject to postage rate changes) You can mail as often as you like with minimum sign up of one of our Autoship programs. It costs about $500 to drop 878 postcards. The 57 cents per card includes:

How Do I Get Started?
We thought you would never ask! Please follow steps below to get your account set up
1. Fill Out Your Enrollment Form and Postcard Customization Form.
We will need your personal information to customize your postcard. Complete our online form. If you have any questions, please email or call. Be sure to include an email where we can send the proof for your review and approval.
You’ll find helpful instructions on the Enrollment Form.
2. Select Your Mailing Area (Choose by Zip Codes, Cities, Metro Area or State)
Depending on targeted list your data record count might vary. Once your order is submitted we will pull up records and let you know of data availability and record count.
If you have not requested to reserve your preferred zip codes, you’ll find a place on the Customization Form to do so. Once received, we will cross check availability and report by email which codes are exclusively yours and which are already taken. If your requested are is taken, you’ll be added to a waiting list in the event the zip code is released or becomes inactive.
We only work with three investors of each mailing area and territory. Once we receive your enrollment request we will let you know if your area is available. Availability is on a first come first serve basis.
3. Review and Approve Your Postcard
You will be emailed a copy of your customized postcard. Review it carefully. Send back the Approval acknowledgment email with any changes, your preferred mail date (if not ASAP) and the form of payment you wish to use for your print & mail charges. We will send you an invoice after approval.
Your autoship mailing plan will be recurring and usually ships out one the first week of every month. Recurring bill is applied to credit card on file, you can add as many mailings or data records as you would like every month as long as you maintain an active autoship plan. You can cancel at anytime.
4. Inform Us of Special Requests
Let us know of any special programs you offer or modifications.
If you are a licensed real estate agent we can also use a slightly modified message if you would like to disclose that you are a real estate agent.
5. Real Estate Websites and 24-Hour Recorded Messages
These are optional. They are not required. The postcard is designed to be a one-step approach, driving sellers to call the phone number you provide.
Most investors will want to answer this phone number or have someone answer it live most the time. If you can’t answer the phone, I believe it’s OK for them to get your “answering machine type” message. Since they are pre-disposed to do business, they will leave a message in most cases.
If you have a good 24 hour recorded message, you can add it to the card. We place it under your return address. And you can add one later if you desire.
We can also refer you a reasonable and reliable Answering Service with scripts designed by us if you would like.
A website is another valuable way to do “two-step” marketing. But again, this is a one-step. Your website can be added if you like, placed below your return address. If you have a good one, this will give you credibility and perhaps it is designed well to capture seller information. If your website is already proven to strengthen your marketing approach and leverage your time, you can request to have it more prominently mentioned in the body copy of the main message.

6. How Do I Actually Buy Houses?
If you are a beginner real estate investor and not enrolled in our JV partner 1 on 1 coaching program. Read the articles we will send you with your enrollment. It will give you additional insights on how to make the most of you mailings. Realize you have hired us to do your marketing for you, making your phone ring with potential qualified leads. The next step is to work on your salesmanship and make sure you convert those leads into contracts and into profit.
7. Conflicting Territories or Mailing Area
If any of your preferred zip codes/areas are reserved by another investor, we will let you know. Also realize you only need 15,000 to 20,000 houses in your farm area unless you are mailing more often than monthly. Once you have tested and claimed your areas, we can always go back and re-mail to the same houses every 3 or 4 months.
When reserving an area, you agree to use it or lose it. We expect you to mail monthly to keep your area active. If you do not wish to mail to an area, and another investor would like to, I will call and suggest you let them “service” that market.
There is a case for having more than one marketer mail to the same area if each is only mailing once every 3 months. The more the market sees the same ad, the likelihood of response increases.
8.Plan Ahead
It can take up to 4 weeks for your first mailing to arrive in the hands of you prospects.

Enrollment Cancellation Policy: Your service will begin immediately. The enrollment fee is a one-time charge. No renewal or cancellation is ever needed. Set up fee is waived for active JV Partners of Casa Deals Coaching. The $97 enrollment and setup fee is non-refundable.
Mailing Cancellation Policy: You may cancel or reschedule any previously ordered mail drop up to 3 business days before it is scheduled to be mailed. If a list was ordered in advance but not mailed to them you will be charged for this list at our cost.
